  • Lot width and parking: Toronto semis vary widely on lane parking versus mutual drive
  • Renovation level: kitchens and baths drive semi pricing more than cosmetic paint
  • Financing: stress-tested approval at semis near $950,000 to $1,050,000 still bites after condo fees disappear but mortgage size jumps
  • Closing timeline: fall move-up buyers often need bridge planning if they are also selling
