Buy Toronto resale fall 2026 if summer showings felt quiet and you are wondering whether to wait until spring. September often brings a different buyer crowd back to Toronto listings: families past vacation, move-up purchasers with financing ready, and renters tired of renewing leases.
Labour Day is still a week away. The useful work this week is getting financing, neighbourhoods, and comparables ready so you can tour after the long weekend.
July numbers do not tell you to rush blindly. They do show a market where listings fell faster than sales, with averages still below a year ago in most segments.
What changed between early 2026 and July
The Toronto Regional Real Estate Board (TRREB) reported Greater Toronto Area (GTA) sales of 5,995 in July 2026, down 0.9 per cent year over year. New listings were 14,484, down 17.8 per cent. Active inventory was 26,098, down 12.1 per cent. Those figures are in the TRREB July 2026 market release.
The average selling price was $1,003,956, down 4.5 per cent year over year. On a seasonally adjusted basis, July sales rose 3.2 per cent from June while new listings continued to fall. That is a gradual tightening story, not a boom.
Early 2026 felt slower for many buyers and sellers. By July, supply was tightening on a year-over-year basis even though prices remained below July 2025 on average. Before you tour heavily after Labour Day:
- Pre-approval at your stress-tested maximum, with condo fees modeled if you shop apartments
- Neighbourhood short list based on commute, schools, and realistic list prices on the Multiple Listing Service (MLS) today
- Comparables folder for each target area: solds from the last 90 days, not last spring
- Rate plan around the September 2 Bank of Canada announcement, then revisit the number after that release
- Closing timeline aligned with lease end or sale of your current home
- Inspection and status certificate budget for freehold versus condo paths
- A walk-away price for each property type, written down before you fall in love with a showing
A letter that maxes you out on paper is not a search strategy. Decide what monthly payment you will actually live with, then shop inside that number.
Negotiation in fall versus summer
July and August often slow showings for seasonal reasons. September can feel busier without returning to 2021 intensity. Fewer new listings mean the right house at a fair price may not linger as long as it did in early 2026.
You still have leverage on overpriced or dated inventory because year-over-year averages are down. You may have less leverage on sharp-priced homes in tight pockets where multiple showings appear in the first week.

July segment data helps frame fall shopping. Condos averaged $636,323, down 2.3 per cent year over year. Townhouses averaged $903,986, down 2.7 per cent. Semis averaged $964,922, down 7.3 per cent. Detached averaged $1,291,690, down 5.1 per cent.
Those are GTA average selling prices, not Home Price Index benchmarks, and not a price for your block. A semi in East York and a semi in Peel can sit $200,000 apart with the same bedroom count.
