A townhouse vs condo search in Toronto is three purchases, not two, and August prices are down for the townhouse side. The Toronto Regional Real Estate Board (TRREB) townhouse line averaged $786,817 in August 2026, down 8.6 per cent from August 2025, on 832 sales, down 9.5 per cent. Condo apartments averaged $617,593, down 3.6 per cent, on 1,330 sales, down 2.6 per cent. Townhouses fell further than condo apartments, semis, and detached homes in that same summary.
That townhouse line is a blend. Freehold row houses and condo townhouses are different buildings, different fees, and different prices. Using one average for both will send you to the wrong listings. Keep the three prices separate in any townhouse vs condo comparison.
Below is the August split, and how I would compare a short list.
How August townhouse vs condo prices compare
Inside the 832 townhouse sales, TRREB’s detailed tables show two groups:
- Freehold attached row houses: 437 sales, average $882,060, median $840,000, 98 per cent of list price, 31 days on market
- Condo townhouses: 395 sales, average $681,447, median $660,000, 98 per cent of list price, 40 days on market
- Condo apartments: 1,330 sales, average $617,593, median $530,000, 96 per cent of list price, 41 days on market
TRREB’s summary does not publish a separate year-over-year percentage for those two townhouse rows. The year-over-year drop of 8.6 per cent belongs to the combined townhouse line only. In the City of Toronto that combined line was $797,856, down 12.9 per cent, on 165 sales. In the 905 it was $784,086, down 7.5 per cent, on 667 sales.
The city split is thin on freehold rows: 45 sales at an average of $1,026,018. Condo townhouses in the city averaged $712,296 on 120 sales. City condo apartments averaged $651,648, down 2.1 per cent, on 885 sales. Forty-five freehold sales is not a price you should treat as the going rate for every Toronto row house.
The MLS Home Price Index townhouse benchmark, which tracks a typical townhouse rather than the mix of sales, was $666,500, down 6.18 per cent year over year. That is a larger decline than the composite benchmark, which was down 4.5 per cent. I explain those two kinds of numbers in my post on the average price versus the benchmark.
July looked calmer because it used a different cut. Freehold townhouses then averaged $903,986, down 2.7 per cent from July 2025, on 567 sales. That is the figure in my July GTA sales post. It is not comparable, one for one, with August’s combined $786,817. The August freehold average of $882,060 is simply lower than July’s freehold average. Condo apartment context for July is in my July condo buyer post. August tables are in TRREB’s August Market Watch.
What to weigh in a townhouse vs condo decision
Price is only the start of the monthly payment. A condo apartment or a condo townhouse has a maintenance fee, and the lender counts that fee in your debt ratios. A freehold row house does not have a condo corporation. You insure the structure and you pay for the roof and the exterior.
Read the listing for which of the three you are actually touring. A condo townhouse can look like a house from the curb and still come with a status certificate, a reserve fund, and rules on rentals and pets. Ask for the status certificate, the reserve fund, any special assessment, and whether the parking and locker are owned.
On a freehold row, ask who owns the roof, the exterior, and the driveway, and what the shared wall is like. On either one, compare recent solds on that street or in that complex. The GTA freehold average of $882,060 will not price a row in your neighbourhood, and the condo apartment average of $617,593 will not price a unit in your building.
The mortgage stress test still sits above the rate you pay. Run it with the condo fee included before you fall in love with the larger townhouse. If a semi is the real alternative, August semis averaged $931,665. The earlier month is in my July semi prices post.
My Toronto condo market post goes further on fees and investor supply than one month of averages can.

Pick the structure first, freehold row or condo townhouse or condo apartment. Then price that structure from recent solds, with fees in the payment.
