GTA REALTORS reported 1,564 condo apartment sales in July 2026, down 0.8 per cent from July 2025. The average sale price was $636,323, down 2.3 per cent year over year. On a monthly basis, the condo average ticked up slightly compared with June 2026 while still sitting below last July.
That pattern differs from June’s condo story, when sales rose double digits year over year with steeper average declines. July looked more stable on volume with modest annual price erosion. Both months remind you that condo averages and sales counts can tell different stories at the same time.

Across all housing types, July GTA sales totaled 5,995, down 0.9 per cent year over year. New listings fell 17.8 per cent to 14,484. Active inventory was 26,098, down 12.1 per cent from July 2025.
Condos held up better on price than semis or detached homes in July. Semi-detached averages fell 7.3 per cent year over year. Detached averages fell 5.1 per cent. Condo buyers still pay less than last summer on average, but the gap is narrower than in some freehold segments.

TRREB averages do not price a specific unit in a specific tower. Before you offer on a listed resale apartment:
- Pull solds for your exact building in the last 90 days, not just the downtown average
- Read the status certificate: reserve fund, special assessments, and litigation flags
- Model maintenance fees in your mortgage qualification, not just the list price
- Compare unit mix: one-bed, one-plus-den, and two-bed gaps widened in many towers
- Check rental rules in the declaration if you might lease later
- Visit at different times: lobby traffic and street noise matter for end-user holds
- Remember insured cap rules if you put down less than twenty per cent

Downtown versus inner suburb condos
City of Toronto condo averages often differ from the wider GTA figure. Downtown south of Bloor sees heavy investor listing volume in some towers. Midtown and lakeshore buildings can show steadier two-bedroom demand from end-users trading down from houses.
Two buildings on the same street can have different reserve fund pictures and very different sold trends. Use TRREB as context, then drill into your building’s MLS history.
