Condos held up better on price than semis or detached homes in July. Semi-detached averages fell 7.3 per cent year over year. Detached averages fell 5.1 per cent. Condo buyers still pay less than last summer on average, but the gap is narrower than in some freehold segments.

  • Compare unit mix: one-bed, one-plus-den, and two-bed gaps widened in many towers
  • Check rental rules in the declaration if you might lease later
  • Visit at different times: lobby traffic and street noise matter for end-user holds
  • Remember insured cap rules if you put down less than twenty per cent

Downtown versus inner suburb condos

City of Toronto condo averages often differ from the wider GTA figure. Downtown south of Bloor sees heavy investor listing volume in some towers. Midtown and lakeshore buildings can show steadier two-bedroom demand from end-users trading down from houses.
